This 2-story 11,000 sf historic building has been the site of a furniture store for over 40 years, but was recently closed due to a death in the family. The model is a proposed renovation of the building that would take minimal renovations, but maximize a return on investment. The plan is to allow for up to three separate businesses on the ground floor naturally fitting within the three bays. These could either be facing Morford Street or facing Spring Street. A new storefront is to be added as an entrance to the second floor on the Spring Street side where the garage door is currently located. The garage area already is enclosed by concrete block that already meets the fire separation codes. There is a partially cut open in the ceiling where a ramp extends from the first floor to the second floor. This can be modified to accept a new stair (or elevator if needed). The ceiling downstairs will have to be renovated with new fire separation sheetrock and new exit doors installed in the back wall. The second floor has all windows painted shut or covered from the inside. All can be opened and/or replaced. New restrooms will have to be installed both upstairs and down. New HVAC will have to be installed in the the downstairs units and upstairs offices or residential. The roof is in good shape. Renovations are minimal compared to the possibilities in this sound building. The building will be auctioned May 1, 2010.
